What a new roof costs by roof size
Ranges below are for a standard-pitch roof with one layer to tear off. Roofing is measured in squares — one square covers 100 sq ft of roof surface, which is more than the footprint of your house.

Four things that change your roof price
Two homes the same size can price hundreds of dollars a square apart. These are the variables behind that gap.
Roof size
Measured in squares — one square covers 100 sq ft. A steep or cut-up roof has far more surface than its footprint suggests.
Pitch and complexity
Steeper roofs need staging and take longer. Valleys, dormers, and multiple planes all add labor.
Existing layers
Tearing off two layers of old shingles costs more to remove and dispose of than one.
Decking condition
Rotted or delaminated plywood has to be replaced. We cannot see this from satellite — it is found at tear-off.
