We evaluate membrane condition, leak history, seams, loose material, penetrations, flashings, drains, edges, drainage, and any signs of wet insulation or deck damage. When water may be trapped beneath the membrane, we recommend a moisture investigation before quoting a coating system.

Cleaning & Surface Preparation

The roof is cleaned using methods appropriate to the selected coating system and dried thoroughly before primers, repairs, and coating. Manufacturer-required cleaners, primers, and activators are used as specified.

We repair punctures, cuts, and damaged membrane; re-secure loose material; reinforce failing seams; address penetrations, drains, curbs, scuppers, and edges; replace localized wet insulation or deteriorated decking; and improve drainage where practical. The right silicone roof coating or acrylic system depends on roof condition, drainage, environment, and manufacturer requirements.

Premium

High-Solids Silicone

Strong UV resistance, good performance through Ohio's seasonal temperature swings, flexible protection over an aging membrane, and ponding-water resistance when the specific product is rated for it. White and light-color options help reduce heat absorption, and high-solids formulations can typically be installed in fewer passes.

Limitations: can be slippery when wet, may collect dirt over time, and must be repaired with compatible materials. Ponding resistance doesn't eliminate the need to evaluate drainage — standing water can signal structural movement, clogged drainage, or improper slope.

Acrylic

Reflective finish, water-based, lower odor, good flexibility, multiple color options, and often a lower initial cost than silicone. A solid option on qualifying roofs where ponding water isn't a concern.

Limitations: more sensitive to install temperature, curing conditions, moisture during application, and long-term ponding. We'll walk through which system fits your roof during the evaluation.

Can an old rubber roof be coated?
Yes — many aged EPDM roofs qualify when the membrane, insulation, and deck are in suitable condition. The roof must be inspected, cleaned, repaired, and prepped first before any coating system is installed.
Will coating stop an active roof leak?
The leak source has to be identified and repaired first — whether that's a seam, damaged membrane, wet insulation, or a penetration detail. Coating is installed after those repairs, not instead of them.
Is rubber roof coating the same as roof replacement?
No. Restoration keeps the existing membrane and adds repairs, prep work, and a new coating system on top. Replacement installs a new membrane assembly, often after removing existing materials.
How long does a coated rubber roof last?
